Development Feasibility and Viability

Before you buy a site, promote land or commit to a design, you need to know whether the scheme makes money. We appraise the site, the costs and the likely values, and tell you plainly whether it works and what would make it work.

Our appraisals are written to be used: with funders, with landowners, and with the planning authority when obligations need to be tested against what a site can carry.

What we look at

The site. Access, ground conditions, flooding, contamination, services and listed status, and what each of them costs to deal with.

The planning position. Local development plan policy, the likely form of consent, and the planning obligations the authority is likely to seek.

The numbers. Build costs, fees, finance, and sales values or rental income by unit type, brought together in a residual appraisal with a sensitivity test showing what happens if costs rise or values fall.

When to bring us in

Before you agree a price for land. The appraisal tells you what the site is worth to you, not just what the seller is asking.

When a landowner is weighing up an option or promotion agreement and needs to understand what the land could deliver.
